The selection places Harbour Frankston in the running for the national People's Choice Award, decided by a worldwide audience vote opening Friday 14 August 2026 ahead of the final awards event in Brisbane on 26 August.

It is believed to be the world's first AI-generated property film created for a real off-the-plan development to earn Official Selection at a film festival.

"I didn't come to AI as a technologist. I came to it as a filmmaker looking at an entire category of property that could never have a film crew on set, because there was nothing built to film yet. That's a gap that never had anyone in it."

Brett Hardy, Founder & Co-Director

Filming a Building That Doesn't Yet Exist

Created for developer Urban DC and their AUD 150 million bayside project, Harbour Frankston follows Jacqui, a custom-designed AI host built specifically for the development's audience, through a day in the life of the property.

Rather than relying on static 3D renders, the film applies cinematic techniques (casting, narrative pacing, direction, and color grading) to convey how it feels to live in a space before ground is broken.

"Someone still has to decide what a buyer should feel walking into that kitchen, and no model decides that. A human director does."
